CHUNK 1 — Who RRS is

CHUNK 4 — Sanjay Dhawan
Sanjay Dhawan is Founder & CEO of Habitat Real Estate and a Co-Founder and Managing Partner of RRS International Development. He brings over 32 years of experience in real estate and electronics. Since establishing Habitat in 2002, he has led major projects across the UK, GCC, and Europe, specializing in joint ventures, bulk sales, and residential and commercial developments. His portfolio includes a major redevelopment in Birmingham, luxury villas in London, investment in a 4-star UK hotel leased to the government, a 2.2 million sq ft mixed-use project in Dubai valued at USD 400M, raising USD 46.5M for a GCC REIT, and high-value sales in Ras Al Khaimah and JBR including a shopping mall worth USD 165M.
CHUNK 5 — Shilpa Jain
Shilpa Jain is a Founder of RRS International Development. Born and raised in Delhi, she graduated in Finance and Digital Global Marketing from London in 2007 and built a career spanning finance and global stock markets, alongside a passion for interior design. She moved to Dubai in 2012 and has established herself as an entrepreneur and investor, combining financial expertise, creative flair, and entrepreneurial drive in shaping RRS's luxury developments.
CHUNK 6 — RRS mission and vision

CHUNK 7 — The flagship project (overview)
RRS's flagship development is the NH Collection Ras Al Khaimah Al Marjan Island Hotel & Apartments — a USD 100 million mixed-use, hospitality-led project on Al Marjan Island, Ras Al Khaimah. It is developed in collaboration with Minor Hotels and brings the internationally renowned NH Collection Hotels & Resorts brand to Al Marjan Island for the first time. It is the brand's second branded residential offering in the UAE, after a first project on Palm Jumeirah, Dubai. The project was oversubscribed at launch and broke ground in 2025.
CHUNK 8 — Flagship project specifications
The NH Collection Ras Al Khaimah Al Marjan Island Hotel & Apartments features 121 hotel keys (rooms) and 36 branded residential apartments, plus 4 food & beverage outlets. The starting price is AED 1,650,000. Status: under construction. Handover is targeted for 2027. The development offers five-star hospitality services, contemporary living, sweeping sea views, high-design interiors, and a full suite of luxury amenities. Its design is described as an unconventional fusion of tropical luxury and desert mystique, envisioned by RRS and executed by Arkiplan. Floor levels referenced include ground, first, levels 2 & 7, levels 8 & 9, and a roof floor.
CHUNK 9 — Project team and consultants
For the NH Collection Ras Al Khaimah project, HMK Engineering Consultants serves as Architect of Record, collaborating with Arkiplan Consulting Architects & Engineers as lead consultant. Innovate Project Development LLC is the Project Manager, and Atlas Star Piling Foundation LLC is the contractor for the project's enabling works. The project is set to be LEED Certified, meeting global benchmarks for green building and environmental performance.
CHUNK 10 — Awards and recognition
The NH Collection Ras Al Khaimah Al Marjan Island project has won three awards and received an industry nomination. It was named Best Mixed-Use Development and Best Mixed-Use Architecture at the 2025–2026 Arabian Property Awards, and Best Hospitality Project at the Architecture Leaders Awards. It was nominated for Best Design Concept at the Commercial Interior Design (CID) Awards 2025. The project was also featured in Design Middle East (July 2025 edition, page 50).
CHUNK 11 — Why Al Marjan Island / RAK (RRS's view)
