You said: "we are making claims based on data so always they should be factual claims from verified resources preferably authorities."
Correct. v0.1 cited Property Finder, Engel & Völkers, 800Homes, Binghatti — all reputable, all secondary. For a platform whose entire value proposition is **trustworthy AI**, that's not good enough. If the agent says "DLD transfer fee is 4%" and the user asks "where's that from?", the answer must be a `dubailand.gov.ae` URL — not a real estate agency's blog.
This document fixes that, plus adds the two things you flagged: **calculations** (the agent must compute, not just retrieve) and a **positioning answer** to the Dubai REST question (would-be owners vs. existing owners).

1. THE AUTHORITY DATA ECOSYSTEM (where the truth lives)
I went and checked. Here's what's actually published by UAE government bodies that we can use as primary sources.

Each DLD eService has a public URL with the exact fee schedule. These are the gold-standard citations:

**Important discovery:** DLD's actual fee schedule is more granular than every commercial site. Their official page lists the **AED 10 knowledge fee** and **AED 10 innovation fee** that NO commercial source mentions — small but real, and surfacing them = our credibility lever vs. competitors who don't even know.

What this rebuild teaches us
1. **DLD's own pages contradict the commercial sites on minor details.** Title deed issuance: commercial sites say AED 580; DLD's own page on mortgaged sale says AED 250. We must reconcile (likely AED 250 base + AED 330 admin = ~AED 580) — and the agent should say "approximately AED 580 total, of which AED 250 is the DLD title deed fee per DLD."
2. **The AED 10 + AED 10 fees are real.** Every commercial guide misses these. Our agent surfaces them.
3. **Trustee fees are explicit:** AED 4,000+VAT (≥500K) or AED 2,000+VAT (<500K). Same as commercial sites — but now we have the primary source.

This is what you flagged: the agent shouldn't just answer "what's the 4% of my purchase price?" — it should run the math live, end-to-end, with sources. Here's what calculations the agent needs.
4.1 — Affordability calculator
**Process:**
1. Calculate DBR ceiling: `0.50 × monthly_income − existing_debt` *(per CBUAE Article 3, T1)*
2. Determine max LTV per CBUAE rules:
- UAE national, first home, ≤5M → 85%
- UAE national, first home, >5M → 75%
- UAE national, second/investment → 65%
- Expat resident, first home, ≤5M → 80%

3. Determine income multiple cap: 8× annual (UAE national) or 7× annual (expat) *(per CBUAE T1)*
4. Calculate max loan from DBR over chosen term: `PV(monthly_rate, term_months, DBR_ceiling)`
5. Calculate max property price: `max_loan / max_LTV`
6. Apply income-multiple cap if lower
7. Calculate cash needed: `down_payment + (~7-10% closing costs)`

4.2 — Mortgage payment calculator
For Islamic Murabaha (fixed profit), same formula applies with profit rate replacing interest rate.
For Islamic Ijara with variable profit, agent should compute current scenario + show sensitivity to rate changes.
4.3 — Total Cost of Ownership (TCO)
**Annual (recurring):**

4.6 — Golden Visa eligibility check
**Process (per ICP rules + Feb 2026 amendment, T1):**
1. Confirm property is in designated freehold zone (Reg. No. 3 of 2006)
2. Confirm DLD valuation ≥ AED 2M (single property OR combined)
3. If joint with spouse: combined value qualifies
4. If joint with non-spouse: each party's share must independently be ≥ AED 2M
5. If mortgaged: NOC from bank required (no minimum down payment as of Feb 2026)
6. Off-plan: now eligible without 50% paid (Feb 2026 rule change)

Dubai REST = "Real Estate **Self Transaction**". It is the DLD's official app for **post-purchase** property management. Login requires Emirates ID, UAE Pass, or Title Deed. Without one of those, you have no real access. **Non-resident foreign investors** are explicitly limited to UAE Pass + Title Deed login.

**Dubai REST is the post-ownership king.** Property Finder + Bayut own search. Banks own execution. **The "Decide" stage — the most painful, least-served, most informationally fragmented stage — has nobody.** That's our wedge.
So who is the platform for?
**Day 1: Would-be owners.** Specifically, expat first-time buyers + investors who haven't yet bought.
The reasons are sharp:
1. The biggest pain is in the Decide stage, not Manage stage.
2. Dubai REST already serves owners well — competing there is dumb.
3. Pre-purchase users have urgency, anxiety, and money in motion. Post-purchase users are passive.
4. Pre-purchase is where money is to be made (broker referrals, lawyer referrals, FX referrals) — post-purchase referral economics are thinner.
5. We can be the BEST at "should I buy this and how" without needing any government API, any UAE Pass, any Emirates ID. Just public data + AI.
**Day 365: Same users become owners. We extend.**
This is the Better.com vision applied locally. Once a user buys through our platform, we don't disappear — we monitor:
- Their mortgage rate vs. current market (refinance opportunity)
- Their property's transaction-area trends (when to sell)
- Their service charges vs. RERA index (overcharging?)
- Their rental income vs. RERA Rental Index (rent-rise eligibility)
- Their Golden Visa eligibility status (if their property valuation drops below AED 2M)
This is the long-term moat that Holo / Huspy / Bayut / PF don't have. They sell the deal once. We own the relationship for life.

Dubai REST is government infrastructure. We are not. Trying to replace it = stupid.
Plan: **integrate with Dubai REST**, don't compete:

- We surface Dubai REST's Rental Index + Sale Index data via their public datasets.
