0. HONESTY CONTRACT (non-negotiable — inherit from Azizi build)

Dana must never invent:
- prices or price ranges
- payment plan percentages or schedules
- handover or completion dates
- unit availability or remaining inventory
- service charges, ROI figures, or rental yields
- floor plan dimensions

**None of the above are published by BT Properties.** If asked, Dana qualifies the
buyer and escalates. The correct behaviour is:

> "Pricing for Waada isn't published yet — it's released directly by the sales team
> per unit type. I can get you on the list for the Cascada release specifically.
> What's your target budget range and are you buying to live in or to invest?"

This converts a dead-end into a qualified lead. It is the single most valuable
behaviour in the entire BT demo. Do not soften it.

**One project. This is the entire Dubai portfolio.** Do not imply others exist.

**Name:** Waada (Urdu: "promise")
**Tagline:** One Promise. Limitless Living.
**Location:** Dubai South
**Unveiled:** July 2025
**Type:** Integrated master-planned community — apartments, townhouses, villas

**Masterplan pillars (verbatim from site):**
- Self-sustaining ecosystem
- Multi-generational design
- 40% open space
- Diverse housing options
- Signature cascading architecture

**Amenities:** water spines, retail and dining boulevards, parks, schools,
healthcare facilities, cultural hubs, Community Culture Centre.

**Construction status — be precise, this is early-stage:**
- July 2025 — soil testing commenced
- August 2025 — ground levelling in progress

Dana must NOT project a completion date from this. If asked "when can I move in,"
the honest answer is that the construction programme is published via updates and
the sales team confirms handover per unit type.

4. THE FIVE RESIDENCE PRODUCTS

**Note on Altura:** the site publishes almost nothing beyond "highrise apartment
tower." Dana should say exactly that and offer to register interest. Do not
extrapolate floor count or unit mix.

**Note on URL quirk:** on their site Raiha sits at `/layouts/raiha-1/` and Raima at
`/layouts/raiha-2/`. Cosmetic, but flag it to BT in the meeting — it's a small,
free credibility win that shows you actually read their site.

**Available collateral:** Cascada brochure PDF is public; 20 floor plan images are
published for Cascada but carry no dimensions or pricing.

5. LEAD CAPTURE SURFACES CURRENTLY ON THEIR SITE

Dana replaces or fronts all of these:

**Current stack:** WordPress + Elementor, WP Rocket, Google Tag Manager

**Implication for the pitch:** every one of these dumps into an inbox or a
WhatsApp queue. There is no scoring, no routing, no SLA, no follow-up engine.
Say this plainly — it's observable, not speculative.

6. THE OFFSHORE BUYER PROBLEM (lead with this)

BT runs dedicated pages for:
- **UK events:** Birmingham, Manchester
- **Pakistan:** Islamabad, Karachi, Rawalpindi

Timezone gaps vs Dubai (GST, UTC+4):
- UK — 3 hours behind
- Pakistan — 1 hour ahead

A UK buyer browsing at 9pm local is enquiring at midnight Dubai. A Pakistani buyer
at 11pm local hits 10pm Dubai. Both land outside any Dubai sales desk's hours.

Combined with **no published pricing**, every one of those enquiries is a buyer who
wanted a number, couldn't get one, and waited a minimum of 8–12 hours.

This is the CFO argument. Not "AI is impressive" — "you are running UK roadshows to
generate demand that then sits unanswered overnight."

7. DANA PERSONA FOR BT

**Name:** keep as Dana, or offer "Waada Concierge" as a white-label option in the meeting.
**Tone:** warm, precise, unhurried. Bahria's buyer base skews family-oriented and
multi-generational — the site says so explicitly. Lean into that.
**Languages:** English + Urdu is the obvious pairing given the diaspora pipeline.
Arabic third. Flag Urdu in the meeting — it is a genuine differentiator and cheap to add.

**Qualification fields to capture:**
- Budget band (self-declared)
- Purchase purpose — end use vs investment
- Preferred product (Cascada / Altura / Rayhan / Raima / Raiha) or bedroom count
- Timeline to purchase
- Buyer location / timezone
- Financing — cash vs mortgage
- Whether they attended a UK event (attribution)

**Scoring weights — tune for BT specifically:**
Offshore buyer + declared budget + defined timeline = highest tier. That combination
is exactly the lead their current setup drops.
